If you’re planning on buying or selling within the next couple of months throughout the San Ramon California area it’s important to know what the market is doing. As a professional real estate agent in this area, I keep close tabs on the market so I know when my buyers are overpaying and so I know exactly how to price a property to sell. I want my buyers to get the absolute most fair market value and save money on their purchases all the while offering my sellers the very most the market can bear. [Read more…]
San Ramon Housing Market – Homes for Sale and DOM
It’s May 2017 and let’s talk about the housing numbers for the local real estate market. There have been a lot of changes compared to just a couple months ago. There have been major changes just in the last month. If we look back to February there were 75 active homes for sale and 37 pending homes for sale. But, in March there were 94 active homes for sale, which represents a 25% increase in active homes since February. But pending home sales really skyrocketed. There were 85 pending homes for sale in March, a 230% increase month over month. Pending homes mean those that have already come under contract or have an accepted offer.
The days on the market have also changed dramatically. In February, the average days on the market were just 37 but in March that number dropped to 21.
This is great news for sellers. It is a great time to sell and homes are selling faster for higher prices than they did just a couple of months ago. If you are a buyer, there’s finally more inventory on the market and rates are still going strong.

An “over-bid” is when a home sold for more than its actual listed price. Throughout the Tri-Valley area, this is a very common occurrence of homes are selling rapidly, being on the market less than a week or two. However, there are several other bids as well but this post is going to focus on the top overbids for February, 2016. For homebuyers this gives you a good idea of what your competition is like and for sellers, understanding that overpricing your home may actually lead to know bids at all. Pricing it correctly or even competitively, could get an overbid or even several.

Will here we are with the new year and we are heading into the real estate market with a bang. There has already been numerous over beds for the Tri-Valley area as of January, 2016. Danville had two of the homes that made it into the top five this month and a customer rule ranch home in Livermore with over 84 acres made it on the list which was on the market for 115 days. Even though this is unusual, it is quite an outstanding property. All of the other homes were in the lower mid range in market price and took less than two weeks before going under contract.
