To be honest, not much. Prices in the Contra Costa Valley in San Ramon Valley have skyrocketed over the last 10 years and at the moment you can’t buy anything for less than $500,000. Let me rephrase that, you can’t buy anything for less than $650,000, and even then you’re looking at condos and townhouses.
This isn’t to say that this area is unaffordable because homes sit on the market for typically less than 30 days, so people are buying but it’s all relative. The cost of living might be a little bit more but so are wages and salaries around our area. To give you an idea of what homes are going for these days, here are some of the lowest-priced homes to some of the highest priced homes in San Ramon.
The least expensive property on the market right now is a two bedroom townhouse at 3118 Lake Mott Dr. It’s currently priced at $650,000 and features over 1200 ft.² and two bathrooms. It was originally built in 1989 and is a ground-level corner unit.
Following closely behind at 424 Skyline Dr. is a three bedroom and two bath condominium with nearly 1200 ft.² priced at $668,000. This is also a corner unit with a lot of upgrades. A great way to slip into the market without a lot of exterior home maintenance responsibility.
The least expensive single-family home in San Ramon is located at 2922 Saint Denis Dr. and is a three bedroom, two bath home with 1760 ft.² priced at $945,000. This beautiful little rambler home sits on a 7300 square-foot lot and has a lot of beautiful upgrades. It’s certainly not a bad home by any stretch of the imagination.
From here the next home is a four bedroom and three bath home with 1800 ft.² priced at $975,000.
From this price range, it goes up pretty steadily from about $999,000, just over $1 million, and $1.2 million. This is the most common price range these days and days on the market are anywhere from 10 to 50 days.
Now let’s talk about the highest priced home on the market. You would think that if the median or average price range is around $1.2 million, that the highest priced home would be way above that, but that’s actually not the case. The highest priced home comes in at $2.2 million and is located at 2005 Elderberry Dr. featuring four bedrooms, five baths, and just under 3600 ft.². This is also a brand-new construction home in the Alita at Gale Ranch
