I get it, most people are not thinking about selling their house two weeks before Christmas, but for those of you that are, there are things you can be doing today or at least this week that will prepare you for a great sale come the first of the year. You may not of talk to a real estate agent yet or even checked out current home prices, but there are things you could be doing before the end of the year that will set you up for home selling success if you plan on listing and selling come the first of the year. Here are four tips to preparing your house now for sale after January 1.
Talk to a real estate agent.
Obviously, I’m going to say this but before really doing a lot of minor home repairs, checking out home prices or valuations, it’s important to talk to a real estate agent. Start interviewing them now. Because this is our slow time, you can usually get an appointment with a real estate agent fairly quickly and on your time. By starting now you can interview for the right listing agent, ask questions, find out who you are comfortable with, and then start prepping for the listing come the first of the year.
Start packing now.
By packing up things you know you won’t need until the next house, you can already start to Declutter your home. You might have some Christmas or holiday decorations out, but maybe you’ve gone a little more minimalistic this year. That’s okay! Start by packing up seasonal items, labeling them, and taking the time to pack up things carefully. Perhaps it seasonal clothing items, linens, decorative items, important paperwork, files, or even furniture you know you won’t necessarily need until you move. By decluttering the house now and at your leisure, you will be ready to stage and list come the first of the year.
Take care of those minor issues.
That squeaky door hinge or leaky faucet that’s always bugged you now gets put on the priority list. Take care of any little issues including caulking around bathroom fixtures, windows, and doors. Check for any air loss, missing molding and trim around the house, or maybe it’s time to replace a few windows or doors. Make a list of some items that you want to take care of and over the next three weeks cross them off one by one. This will make the home inspection process go smoother and it will get these things off of your mind.
Try not to look at home prices.
The home prices in San Ramon and surrounding communities change on a dime. Trying to price your home out before you actually list can be like herding cats. Almost impossible. And this is why it’s important to have a local and experienced real estate agent that understands not just the city prices but micro-neighborhood markets as well. Neighborhood prices can change from one community to another and things will definitely change after January 1. Assuming what your home will sell for now may be completely different than what it would sell for mid-January. Don’t waste too much time trying to price your home. Take care of the minor issues and make sure your home is staged and show ready when you’re ready to list in January.
